At the north-east junction of both Royston Road and the Inland Island Highway, Lot 7 enjoys good visibility from Royston Road, which the majority of its frontage parallels.

Part of the southern gateway to the Village, it provides an excellent opportunity for highway-related businesses such as automotive service centres and fast food outlets to complement the mix of Commercial and mixed use proposed for Lots 4, 5 and 6.

Although 13 of its 15 acres are deemed to be "developable", Lot 7 is challenged by the need to create safe vehicular access to it. While Trilogy has propsed a tree-lined arterial roadway on its western end to connect with Lot 6, this roadway is too close to the highway to be used by Royston Road travellers as an access point. The latest update of Trilogy's Master Plan (May 2008) shows a separate access from Royston Road at the eastern tip of the property.
