Summary
Total Site Area: 340 acres
Protected Wetlands: 130 acres
Protected Open Space: 15 acres
Gross Developable Area: 195 acres
The largest of the Trilogy lands, Lot 9 comprises approximately 45% of its total property in Cumberland. Closest to the Village core, it contains 130 acres of protected wetland, and 15 acres of other protected open space, reducing its gross develople area to approximately 195 acres in total.
West of Maple Creek, Lot 9A is planned to become a golf course, accessed of Royston Road west of the Highway and close to the creek. West of the golf course and just east of the Village core, Lot 9B is proposed to be developed as an Eco-Residential community, with a mixture of single family and multi-family neighbourhood clusters that follow the natural land form.
On both portions of Lot 9, naturally-occuring environmental features of the land such as wetlands, slopes and portions of older-growth forest are to be preserved as neighbourhood amenities. This will undoubtedly enhance the eco-residential character of Lot 9B and the green vistas of the golf course, but it will also create a visual continuity between the undeveloped landscape that Cumberland residents remember and cherish and the new Residential and Commercial growth that is happening in and around the Village.
Lying in closest proximity to the Village core, Lot 9B is proposed to be developed as an Eco-Residential community, with a mixture of Single Family and Multi-family homes set into compact neighbourhood clusters that follow the natural land form. Environmental features of the land such as wetlands, slopes and portions of older growth forest are to be preserved as amenities, allowing them to be enjoyed by both the new homeowners and all the residents of Cumberland.
