Forming the southern perimeter of the Comox Valley Parkway/ Inland Island Highway interchange across from Lot 4, Lot 5 contains the headwaters of Roy Creek as a distinct neighbourhood amenity, as well as enjoying good visibility from both the Parkway and the Highway.

While the majority of the site will be preserved in a natural form to protect the creek, the opportunity exists to create a mixed use transition between the Lifestyle Village concept planned for Lot 4 and the larger-format Retail envisioned on Lot 6.
