With its proximity to Maple Lake, Lot 11 is envisioned as a Residential resort or cottage community, comprised of either small-lot single family "cottage" homes, duplexes, or multi-family townhouses.

While it is a fair distance from existing Village residences, it is thought that its position between the Highway and the lake provides an opportunity for homeowners to be close to Village amenities and yet still feel like they are living in the country. The target market for these homes is seen primarily as "empty nesters" and active retirees, although the location of Lot 11 suggests that singles and young families who commute to work in Courtenay or Comox would also benefit by its position.

Vehicular access has been planned with a roadway coming off of Cumberland Road from the south, which provids quick access to the Village. In addition, a pedestrian underpass under the highway is proposed, providing residents of Lot 11 with safe, car-free access to the Lifestyle Village proposed on Lot 4.
