Located at the southest junction of the Inland Island Highway and Royston Road, Lot 8 is one of four Trilogy properties that form the southern gateway to the Village.
At its northern end, Lot 8A provides an opportunity to capture traffic moving along Royston Road towards the Village core with highway-commercial businesses, similar to those proposed for Lot 7. At its southern end, Lot 8B is proposed as a large-lot single family "estate" subdivision, forming a transition between the rural acreages to the east, and the Residential proposed on Lot 9 and throughout the Village itself.
The division between 8A and 8B is created by protected wetland, which is comprised of approximately 14 acres in total. The wetland buffers the residential from the business areas, and together with a large treed area at the southern tip of 8B, enhances the natural character of the landscape.
Both portions of Lot 8 share a common access road coming off of Royston Road, which creates an outstanding opportunity for family-focussed businesses such as restaurants, convenience stores, service outlets, and professional offices to benefit from proximity both to Royston Road traffic and to a high-end residential enclave. This main road is paralleled by another smaller road to the west, which provides "fire-smart" access primarily to the residences.
Northern Portion
Located at the intersection of the Inland Island Highway and Royston Road, the northern portion of Lot 8 is one of four Trilogy properties that form the southern gateway to the Village. Trilogy's objective is to develop a small cluster of commercial environments complementing the commercial land uses across Royston Road.
Southern Portion
Trilogy's propsed development on the southern portion of Lot 8 is intended to create larger residential “estate” properties that complement the existing rural landscape to the east. The Master Plan shows a cluster of long narrow lots that are carefully sited along a meandering “country road”. The proposed roadway is an extension of the Village's Kentwood Road to the south.
These properties will be secluded by the major wetland area to the north. and along with significant green buffers to the east and west. In addition, there is another protected wetland at the south end of Lot 8.
