Lot 11 - The Maple Lake neighbourhood

Occupying a separate parcel between the Inland Island Highway and Maple Lake, Lot 11 provides the opportunity for Trilogy to develop a distinctive residential resort-style neighbourhood that will appeal to young families, singles and active seniors who want to be near the amenities of town, yet still like to feel like they are living in "cottage country".

Under the zoning amendent applied for, residential on Lot 11 will take the form of multi-family duplexes, townhomes and/or apartments, clustered together into small, low-rise complexes as shown in the concept plan above.

The proposed total of 160 units (11.9 units per acre) is considered "medium density" for outlying areas, but is easily achieved with low-rise multi-family units. This type of zoning helps to mitigate the the cost of infrastructure and development on such an outlying land mass, and preserves maximum green space while minimizing sprawl.

To enhance the residential character of the neighbourhood and connect it to the northeast end of the existing Village, vehicular access will be via a roadway coming off Cumberland Road from the south, rather than off the Highway. A underpass on the east edge of the property connects residents to the Lifestyle Village planned for Lot 4, and creates a safe walking and cycling route between Lots 2, 4, 10, 11, and the Cumberland Road neighbourhood.

Photo: Lot 11 is planned to reflect a residential resort character, inspired by its proximity to Maple Lake. Multi-family homes overlooking shared green space will enhance the sense of a relaxed neighbourhood.
